I am excited to announce that on Saturday, June 15th, Mitch Roye and I are hosting a Saturday afternoon Networking Picnic - Mixer in Los Angeles.

As we are currently being limited to 350 people, we are REQUIRING everyone to register, so that we have an accurate count on who is coming.

We are asking for a $20 donation, per person to cover the cost of the event, ie. permits, required Park Staff, insurance etc. See QR Code below.


The picnic will be mid-day from 11:00am to 4:00pm, but plan on 10:00am to 5:00pm for an afternoon of networking, making and meeting new friends and business contacts. If you'd like to help or volunteer, or just get a good parking spot and some early networking in, I'd recommend getting there a bit earlier.

Who can attend?

The event is for anyone in SubTo, AstroFlipping, any other real estate education programs, and/or anyone interested in networking to build their real estate investment business.

Everyone is welcome, however, registering for, and joining JJ’s Mastermind Networking group is a requirement for those wishing to attend the event.

By registering for the picnic, you will be registering to a part of JJ’s FREE Networking group for Real Estate Investors.

Registering for “JJ’s Mastermind Networking” group is a requirement for those wishing to attend the event.


We are required to have a permit, so name badges and wrist bands will be handed out upon checking in.
Upon arrival, everyone will need to check in and get their wrist band, so we know who is with our group.



Crystal Springs Picnic area in Griffith Park.  Crystal Springs Picnic area is just east of the Griffith Park Visitor Center, on the east side of Pote Field.

For those that register, we will be sending out a detailed map on how to find the location, as our location seems to be somewhat hidden away.

QR codes and/or Business Cards

Have your QR codes ready, and/or your Business Cards, so you can connect with others and exchange contact information.


There will be many picnic benches available, so there will lots of seating for mixing, mingling and networking.


For anyone wishing to help out, feel free to get there around 9:00am, if not earlier, for a good parking spot and some early networking.


Public restrooms are in immediate area. Due to the size of our group, Griffith Park Event Services is requiring us to provide portable restrooms.


Food will NOT be provided.  You are welcome to bring your own picnic lunch.   We will have a Taco vendor on site as well for anyone who get hungry and doesn't wish to bring their lunch. The park has some BBQs are in the area; however, some are ready for use, and some are a bit "distressed". If you plan on grilling, I'd bring something to clean the grills, but it might be easier to bring a picnic lunch, or engage the Taco vendor.

Your Admission Fee goes toward the cost of the event.  Any excess monies collected will go towards “East Valley Youth Baseball”, a 501C3 non-profit Youth Baseball Organization, serving the communities of the East San Fernando Valley.

If you’re unable to attend, but would still like to donate to the 501C3 non-profit for the kids, please follow the instructions below.
